How Maintenance Quality Impacts Elevator Safety

Elevator maintenance and safety

Elevator maintenance and safety are linked directly. The quality of each service visit decides whether doors, brakes, ropes and safety devices work on the day they are needed. Good maintenance finds wear early and fixes it. Independent inspection and the law in your state then check that it happened.

A lift does not become unsafe on the day it fails. It becomes unsafe in the months before, while a worn part goes unmeasured and a visit report records a signature with no findings.

Owners usually learn this at audit time. Jet Lifts explains what happens when elevators fail compliance audits, and the cause is almost always a gap in the maintenance record.

By the end you will be able to judge your own elevator maintenance quality and run a set of elevator safety checks with your contractor.

How Does Elevator Maintenance Affect Safety?

It decides whether safety devices still work when called on. A lift can run normally for years with a failing safety part, because that part only acts in an emergency.

UK Health and Safety Executive guidance on lift examination states that a thorough examination is not preventive maintenance. It checks that maintenance is being done properly, and the examiner should be independent of the person who does routine maintenance (HSE guidance). The rules are British, but the logic carries over. The person who services a lift should not be the only one who judges it.

Responsibility is also shared between parties. Jet Lifts breaks it down in its post on consultant vs manufacturer responsibility in elevator safety.

How Does Poor Elevator Maintenance Create Safety Risks?

It lets wear in safety-critical parts reach failure unseen. HSE lists the items an examiner covers: landing and car doors and interlocks, governors, safety gear, ropes, braking systems and overspeed devices. Poor elevator safety maintenance fails each of these in a different way.

Doors and Interlocks

An interlock stops a landing door from opening when the car is away. A worn or misadjusted interlock can leave a shaft opening in front of a person. This is a high-consequence fault, so doors need a recorded check at every visit.

Brakes and Drive

Brakes hold the car at the landing and stop it in normal service. A change in stopping behaviour or uneven levelling is a warning that needs a technician before the next trip.

Ropes, Governor and Safety Gear

The governor detects overspeed and the safety gear grips the guide rails to stop the car. These parts sit idle until the one moment they are needed, so only testing shows whether they work. Ropes carry the car and wear with use, so their condition belongs in every report.

What Do Indian Law and Standards Say About Elevator Safety?

Each state has its own lifts act, and the Gujarat Lifts and Escalators Act, 2000 applies to Gujarat. As published on India Code, it requires the owner to have the lift maintained by a person authorised under the Act. It also requires the owner to have the lift inspected and tested by an authorised person every six months and to send the report to the Chief Inspector. A government inspection follows every three years from licence grant. An officer can order repairs or discontinuation of a lift that is unsafe.

Confirm the current text with the Chief Inspector’s office, because amendments may apply. For a plain reading of your duties, see Jet Lifts on what building owners are legally responsible for.

The Bureau of Indian Standards covers the technical side. Elevator safety standards for upkeep sit in IS 17900 (Part 6):2022, the guide for maintenance of lifts. IS 17900 (Part 5):2024 is the guide for inspection of lifts.

What Should an Elevator Safety Checklist Include?

Ask for these at every visit and at each elevator inspection:

  • A visit report that names each safety device checked and the result found.
  • A demonstration by the technician that landing doors stay shut when the car is away. Do not test this yourself.
  • A test of the alarm and emergency communication.
  • The current licence and the last inspection report on file.
  • A list of open faults with dates and the person responsible for each.

Elevator safety checks begin before handover. Jet Lifts lists the pre-commissioning tests every building owner should demand.

Make Maintenance Quality Visible

Ask for reports that name each safety device checked and the result found. Add independent inspection on the schedule your state requires.

Hospitals and care facilities rely on lifts for patient transfers. The Jet Lifts page on hospital elevator applications covers stretcher-accessible cabs and standby power.

FAQs

How Does Maintenance Prevent Elevator Accidents?

It finds worn parts before they fail and tests safety devices that otherwise sit idle. Recorded readings also show a trend that a single visit cannot. Elevator maintenance safety depends on that record.

How Often Does a Lift Need Inspection in Gujarat?

The Act as published requires an owner-arranged inspection and test every six months and a government inspection every three years from licence grant. Check the current text for amendments.

Is a Maintenance Visit the Same as an Inspection?

No. A maintenance visit services the lift. An elevator inspection checks the result, and HSE guidance says the examiner should be independent of routine maintenance.

Who Is Responsible for Elevator Safety in a Building?

The owner carries the duty to keep the lift maintained by an authorised person and to arrange the periodic inspections. The contractor and any consultant carry their own parts of the work. Name each party’s duties in writing.
