An elevator can appear to be in perfect condition yet may not function properly. The light works, the doors slide well, and the ride is pleasant, but the elevator’s braking system has not been tested. The elevator pre-commissioning tests prior to its commissioning are just the proof. As an owner, you have every right to ask for such proof, given that these tests are essential. Legal documents certify that an inspection was done on a specific day. The reports of the tests specify what was being done by the elevator. It is necessary to ask for the original elevator commissioning test reports containing the results, and while using tick boxes in your report you commented that the task was completed, the number and every test were carried out successfully and recorded as well.

Elevator load testing places 125 per cent of the rated load in the car to prove the brake can hold and stop an overloaded lift. The machine carries the load through full travel, and the brake must hold the car stationary with that same load. This is the test building owners skip most often because arranging test weights takes effort. Do not skip it.
Elevator performance testing rides on the same loaded runs: speed against the rated figure, levelling accuracy at every floor, and ride comfort through the full travel. Levelling matters more than most owners realise. A car that stops even slightly proud of the floor is a trip hazard for elderly users and a barrier for wheelchair users, which is why we treat it as a core check on lifts installed for enabling mobility.
Elevator electrical testing checks what no ride can reveal: insulation resistance of the wiring, earth continuity to every metal part a passenger might touch, phase sequence, and protection settings on the main supply. These readings go into the report as numbers. Keep them, because your maintenance contractor will compare against them for years.
Elevator functional testing then runs the lift as passengers will use it. Every call button, every door reversal device, the overload warning, the fan and light, the fireman’s switch where fitted. On hydraulic units, this stage adds a pressure check and a drift test, which reveals whether the cylinder holds the car steady overnight. If your building uses a hydraulic system, ask specifically for the drift test record, because a leaking cylinder shows up there long before it shows up as a breakdown.
Elevator compliance testing confirms that the elevator has been installed as per the approved drawings and the relevant Indian Standard, which is IS 17900 in case of new installations. In Gujarat and other states embracing the Lift Act, the record substantiates the Form B application, while the Inspector of Lifts completes the prerequisite elevator safety testing prior to issuance of the operating permit.
Elevator acceptance testing is your side of the same process. You or your consultant watch the commissioning run against an agreed elevator inspection checklist and only sign it after everything in it is passed. Never take a word for “all done” for it. The checklist signed upon acceptance is the document to be used if a dispute arises.
The pattern across all of these checks is simple: demand readings, witness the dangerous-failure tests, and sign an elevator inspection checklist rather than a handshake. An owner who asks for the safety gear, load and interlock records by name changes how seriously the installer treats the commissioning stage.

They cover safety devices, load and brake performance, electrical safety and functional operation, and they produce the records used for statutory inspection and licensing.
The purpose of elevator load testing is to confirm that brakes are capable of controlling an overloaded car by applying 125% of the rated load. Then various performance checks such as speed and levelling are conducted, keeping the rated load in the elevator.
The statutory inspection takes place in states where the Lift Act is enacted: the Inspector of Lifts carries out the inspection before the working license is given.
